Purpose
To ensure property inspections are conducted lawfully, respectfully, and with proper notice in accordance with the Residential Tenancies Act 1986.

Property managers and landlords conducting inspections of tenanted residential properties.
Procedure steps
Give correct notice
Provide written notice at least 24 hours before the inspection. Notice must state the date and time (or range) of the inspection. You may not inspect between 11pm and 7am.
Frequency limits
Routine inspections are limited to once every 4 weeks under RTA 1986 s48. Do not conduct more frequent inspections without tenant agreement.
Conduct the inspection
Be professional and efficient. Respect the tenant's home. Take photos only of relevant condition issues, not personal belongings. Do not go through drawers or personal items.
Document findings
Complete your inspection checklist immediately after. Note: condition of chattels, any maintenance required, any health and safety concerns (e.g. Healthy Homes compliance items).
Communicate outcomes
Provide the tenant with written feedback on the inspection outcome within a reasonable timeframe. If issues are noted, specify any required actions and timeframes.
Healthy Homes check
Use each inspection as an opportunity to verify ongoing compliance with Healthy Homes Standards: heating, insulation, ventilation, moisture/drainage, draught stopping.
